Villa Oceanus H3 is a stunning, 5 bedroom seafront villa, located directly on the beautiful Coast Line of Agia Thekla. As part of an exclusive, privately gated, residential resort, the residence offers tranquility and privacy to its guests and sits within its own private, extensive 511sq.m gardens which end where the sea front begins. On offer is a 180 degree unobstructed, breathtaking sea view across the Potamos Bay which expands panoramically across the horizon to Cape Greco National Park.

On entering the villa you will find an open plan living area, dining area and large kitchen. The living area has a comfortable, designer beige leather suite, glass coffee tables, a feature marble fireplace and large LED television with DVD player and minix android TV box which provides viewers with an extensive package of TV programs and movies to enjoy. The dining area consists of an extravagant black glass dining table which seats eight people. The fully fitted kitchen features granite worktops and top of the line electrical appliances, including fridge-freezer, electric oven & induction hob, microwave, dishwasher, washing machine, coffee machine, toaster and all necessary kitchen utensils. On the ground floor you will also find a double bedroom with a bathroom consisting of a vanity sink, toilet and shower which can be used as an en-suite.

Leading up the marble stairs to the first floor, four elegantly fully furnished bedrooms may be found, all air-conditioned and en-suite. Bedrooms two, three and the Master bedroom are all double rooms and bedroom 4 is a twin room. A large patio is shared between the Master bedroom and bedroom 4 which overlooks the garden with a comfortable seating area to relax and enjoy the tranquility and peace while taking in the panoramic sea views.

On the ground floor, the double 9 meter sliding doors accessed via the dining and living room area open onto a partly covered veranda to which a private 10x5m over flow swimming pool adjoins. The pool features Roman steps and lead onto the extensive, mature landscaped private garden with a small bridge, pond and fountain. A BBQ area, sun loungers, umbrellas, outdoor shower, and garden table with chairs allow our guests to enjoy the outdoor sunshine in the complete comfort and luxury that our guests both require and deserve.

The garden ends where the sea begins, fishing and snorkelling are within reach and easily accessible, no travel needed. The main beach is a small horseshoe shaped area of soft sand and several rocky islands nearby. For several miles west towards ‘Potamos of Liopetri’, the rocky shore line is interspersed with small private patches of golden sand, ideal for those looking for a quiet sunbathing spot.

Potamos of Liopetri, to the left of the resort, is a small fishing harbor where you will find a restaurant which serves the ‘catch of the day’. Here you can relax with a glass of the local vino and absorb the wonderful sea views of the Eastern Mediterranean.

The center of Ayia Napa is just 5 minutes drive and Larnaca International airport is a 25 – 30 minute drive.

A small but well-stocked supermarket is a short walk from Makronissos Beach (only 3 minute drive away) and boasts several restaurants, bars and supermarkets. The picturesque village of Potamos has a small fishing harbour and two local fish tavernas. Alternatively, Ayia Napa has a huge range of restaurants offering everything from traditional Cypriot mezes to Italian and Japanese food. Agia Napa is also well known for its nightlife and white sand beaches with crystal clear turquoise sea water, Nissi Beach and Fig Tree Bay are famous blue flag beaches.

There are numerous sea caves stretching from the Eastern edge of Ayia Napa up towards Cape Greco National Park. Some go as deep as 80 meters into the rock and at low tide during calm seas it is possible to walk or swim into many of them. The sea surrounding the caves is crystal clear although rocky. Many people visit this stretch of coast around Cape Greco to snorkel or dive and local people often fish here during the early hours of the morning.

A well maintained cycle path runs from the Villa to both Ayia Napa and Potamos, and there are plenty of places to hire bikes. You will also find plenty of shops offering car, quad bike and buggy hire.

Waterworld is very close to the villa and is one of the largest water parks in Europe. Based on the wonders of ancient Greece, the award winning park offers a variety of rides to suit all ages.

The area is served by the hourly bus from Potamos Liopetriou (service 509) which runs through the centre of Ayia Napa before heading on to Paralimni village. A more regular bus service (service 101/102) is available more frequently from the water park at the eastern edge of Ayia Thekla.
